Our service includes the preparation and submission of your planning application via our preferred partner. If we truly believe that there is no chance of success, we will tell you. However, we will fully consider and advise you of all possible steps forward, the costs for doing so and the likelihood of success.
If you instruct us to proceed with your planning application we will run the whole process for you, you can simply sit back and relax confident in the knowledge that you have an experienced team of professionals dealing with everything for you. Our services include initial discussions with you as the client, negotiations with the relevant Local Planning Authority prior to submission, co-ordination of a team of professionals to support your application, preparation and submission of planning proposals, monitoring and liaison with the relevant Officers and all other matters right through to determination.
Our aim is to provide a scheme that will not only meet your personal requirements but one which can be supported by the Local Planning Authority from the onset. Therefore as part of our services, if required we can discuss and negotiate the scheme with the relevant Officers and agree a concept prior to the submission of an application.
Full in-house architectural design service
Once you have acquired your plot, your self-build journey begins with a set of drawings which must have both planning and building regulations approval before building work commences.
Creating a beautiful oak frame home begins with exceptional design and it is essential that you choose an architect/designer who understands oak framing. This can help avoid issues right from the start and ensures that you make the most of oak framing structurally, aesthetically as well as taking into consideration scale and proportions.
Our in-house design team live and breathe oak frame design and it is these extensive skills that ensure we create a stunning oak frame home that delivers your vision within your budget.
Visiting and understanding your plot is an important part of the design process, taking into consideration the landscape, views, surrounding buildings and any planning constraints. We also spend a great deal of time getting to know you from the start, understanding your ideas and aspirations, your budget as well as your lifestyle as these are important factors when designing your perfect oak frame home.
Spending time on getting the design right is time well spent and our designers will work with you to refine every last detail until it delivers exactly what you want in terms of aesthetics, size, functionality and within your budget. We can also work with your local planning authority to ensure it meets their approval.
Our in-house design service doesn’t just end with a set of concept designs. We take them to the next level where our experienced in-house frame designers will turn your designs into a fully-interactive model, creating a virtual ‘walk-through’ so you can visualise, explore, adjust and refine every last detail of your project.
The careful detailing of the frame at this stage enables accurate costs, ensuring that the project will be a success, delivers your vision and that when complete; each and every oak frame is a pleasure to live with.

Once your initial concept designs have been approved by both yourself and your local planning authority, we take them to the next level where our experienced in-house frame designers will turn your designs into a fully-interactive model, creating a virtual ‘walk-through’ so you can visualise, explore, adjust and refine every last detail of your project.
Building regulation drawings and structural calculations
Once planning permission has been granted, we can provide the detailed drawings and specifications that are required for building regulation approval. This involves a set of framing drawings detailing the whole of the oak frame structure. These drawings are passed on to our structural engineer who supplies full structural calculations on the frame, which are then combined with the building regulation drawings and sent to the building inspector.
Construction Design and Management (CDM) Service
Over recent years, the Government and industry has worked together to make sites much safer, and the latest step is the introduction of the Construction Design and Management regulations 2015 or CDM 2015.
Building your new home should be an exciting and challenging project, a dream come true.
Yet to make this a reality, you need to consider practical matters and legal compliance, such as planning consent, building regulations and, perhaps most important of all, health and safety.
No one wants their “project of a life-time” to be tarnished by an accident or injury during the building process. Yet the facts are clear: building and construction has traditionally had a quite a high rate of accidents and injuries on site.
These regulations apply to clients of all sizes, including self builders. The principal implication of CDM 2015 is that the person for whom construction services are carried out, i.e. ‘the client’, is legally accountable for health, safety and welfare on the project.
At Welsh Oak, we recognise this could be a daunting prospect for many customers and there is no need to panic, as long as you make sure that the main people you appoint to carry out your project …the designers, the builders etc all understand and have agreed to work to the correct health and safety standards on your project.
This is just common sense and to help make sure our customers have access to the best advice on this important topic, we have linked up with experts in this area, who have agreed to offer Welsh Oak customers a special rate on their services to make sure you have complete peace of mind when it comes to health and safety on your self-build project.
