Cost of building an oak framed home

We’re regularly asked “How much do oak frame homes cost per m2?”

The same answers relate to ‘how much is an extension, garden room, orangery, garage or other building?’

Building with structural timber can, but doesn’t always, cost more than building with traditional materials like brick and block. Hardwoods such as oak offer durability and endurance, character, and far more sustainable characteristics.

Costs also incorporate the experience and very specialist carpentry skills needed to handcraft oak and other timbers, the technical and skilled knowledge specific to designing and engineering oak frames all contribute to this.

The frame is the structural skeleton of your building with the added benefit of having a beautiful material visible and a part of your new space. Oak immediately adds warmth, character and endless possibilities for bespoke interior design.

So….how much does it cost to build an oak framed home?

When building an oak framed home or oak extension with a structural oak frame we suggest a budget in the region of Circa £2000 – £3000 per sqm.  (+ VAT for an extension). This is the suggested budget for the total build*.

Our packages generally make up 35-50% of the total build cost.

Project managing the build or self-building can lower the total build cost.

When weighing up your options to self build in oak consider a house has a 0% VAT rate. An extension has is charged at 20% VAT rate).
